We prepare all closing documents for the transaction, obtain title search examinations, obtain any necessary certifications, obtain any necessary payoffs, and attend Closing either with the client or on behalf of the client.​

Throughout this representation we negotiate the contract with the seller’s attorney to create the most favorable outcome for the client.  We review the title commitment, as well as, all closing documents, and attend the closing.

We work with both landlords and tenants throughout the process of drafting and negotiating leases.  With the understanding that a lease represents a long-term relationship between the parties, we use our experience and knowledge to establish a lease that will not only benefit the parties for the short-term, but will also benefit them in the long term as well as add value to the property.

At Dennis W. Winkler, P.C., we are very familiar with drafting loan documents for both individuals and corporations.   We frequently create new mortgages, Promissory Notes, etc., to fit the individual needs of all clients.  Therefore, we have a vast knowledge of these types of documents, their structure, and language which gives us the ability to review potential loan documents and analyze mortgages presented by a third party to determine whether the document is sufficient or if it needs to be altered to better fit the needs of the client.  In relation to loans that a client currently holds, we possess the knowledge to review the loan and if we believe there is a potential for savings, we will consult with clients regarding refinancing said loans.  If we come to the determination that it is the client’s best option to refinance then we will research different routes to determine the course of action that will provide the greatest savings to the client.

Using our extensive knowledge of Internal Revenue Code Section 1031 we are able to assist clients in the extensive process involved in the sale of a property that is tax-deferred.  We work closely with clients to complete an exchange that best fits the individual client’s needs.
